985 Industrial Road
985 Industrial Road is a high image Class A Office, R&D, Flex building strategically located on the Mid Peninsula, 25 miles from San Jose and 24 miles from San Francisco. A prestigious landmark along Highway 101, 985 Industrial Road serves as the gateway to San Carlos and its vibrant economy and business professionals.
According to Steve Mitchell, Senior Vice President of Operations, “As a gateway to the City, this building is a showcase for the community and provides excellent Bayshore Freeway exposure.”
The developed land is owned by the City of San Carlos and leased by Black Mountain Properties on a long term land lease. The first floor of the building accommodates office and industrial businesses. Companies have the option of either glass panel roll-up doors or storefront windows. The second floor is designed exclusively for office use.
Black Mountain Properties, LLC owns and manages the six buildings in the San Carlos Business Park immediately adjacent to the new building. Most of the tenants in the Business Park are small business owners providing services to local businesses and residents. “The goal of Black Mountain Properties is to attract small business owners and as they grow, accommodate their real estate needs,” said Mitchell.
The award-winning design and construction firms of Vitae Architects and W.L. Butler, General Contractor teamed up for this project, which was completed in 2006.

On January 17th , 2007 The City of San Carlos and the San Carlos Chamber of Commerce jointly presented Black Mountain Properties, LLC the prestigious Business Beautification Award for New Construction for our new building located at 985 Industrial Road. The judges praised this new building for its strong visual presence from the freeway and it esthetically pleasing architectural style for the industrial area.
Representatives of Black Mountain Properties, LLC accepted this award at the Chamber’s Annual Recognition Gala at the Hotel Sofitel in Redwood Shores. In addition to receiving the 2006 Business Beautification Award, Black Mountain Properties was also presented with a Commendation from The Board of Supervisors of San Mateo County congratulating the company of this achievement. Additionally a certificate of recognition from S. Joseph Simitian from the Sate of California Senate, District 11 was received as well as a certificate of recognition from Ira Ruskin from the California State Assembly.
The new 985 Industrial Road Building complements the other six buildings currently located in The San Carlos Business Park and serves as an easily identifiable landmark as visitors exit the #101 Freeway. All of these buildings are owned and locally managed by Black Mountain Properties, LLC.
The timely construction of this project was attributed to a well executed design by VITAE Architecture and adherence to a very tight construction schedule by W.L. Butler Construction, Inc.
