Throughout his life, Joe Bullock has been determined to achieve one thing: excellence.

He believes there are several ways to accomplish this, yet his proven methodology is to visualize the end product he wants to achieve and then, keeping that clearly in mind, he will fine-tune it with the involvement of other individual's talents and creativity.

As the saying goes, the devil is in the details and that's the difference between achieving a goal and accomplishing excellence. Evidence of his success is apparent with intangibles, such as Joe's relationships. When you meet him, he's present, focused on you and listening to what you have to say and how he can help. There's joy in being around him and pleasure in doing business with him because he cares about making your relationship with him and the company excellent and win-win.

Joe learned all about business from his grandfather, by doing it, not studying for it. He also learned to solve problems using his head as well as his heart. So, he expresses his gratitude in generous, unselfish acts of kindness that for the most part he keeps quiet, for he doesn't seek recognition nor fame. He truly fits the definition of a Renaissance Man for he has invented and patented many successfully products, designed and constructed buildings and machines of all sizes and shapes, and achieved world achievements as a sportsman and automobile enthusiast. His philanthropy and financial investing is brilliant, yet conservative.

Joe Bullock brings his vision, dedication and feeling of camaraderie to everyone he meets and everyone he does business with to Black Mountain Properties. In a word, it's all about excellence. Yet in his life, it's enjoying the process along the way.

Chief Operations Officer

Steve Mitchell

Managing the day-to-day operations for Black Mountain Properties, in addition to the company’s future developments, is the responsibility of, Steven J. Mitchell.

Steve’s 30-years of experience in construction, property management and commercial real estate is being immediately applied to the development of Black Mountain Properties new, two-story multi tenant mixed-use office and light industrial building in San Carlos, as well as many tenant improvement projects now underway.

As the Director of Facilities and Real Estate for TechTV (acquired by Comcast), Steve managed 19 offices nationwide involving the design, construction and environmental compliance of 300,000 square feet of various television and production facilities.

Prior to that, Steve was Vice President of Environmental Management at ATC Environmental, A nationwide consulting firm providing commercial environmental consulting services for compliance issues to Bank of America’s 4,600 locations nationwide. Additionally, Steve was employed for sixteen years as Regional Vice President of Construction and Regional Vice President / Environmental officer for Great Western Bank nationally.

Steve’s expertise is in streamlining procedures, financial oversight and providing clear communication while coordinating the work of architects, contractors, real estate brokers, vendors, and staff.

Property Manager / Marketing

Tony Bullock

Tony is a self-taught software designer, programmer who knows not only how a computer works but also has built many from scratch. That’s what he learned by the age of 14 and went on to become a web designer, graphic designer, and illustrator before graduating with a Certificate in New Media Design from the Academy of Art University.

Under Tony’s leadership, the company has invested in market research to understand tenant needs and positioning Black Mountain Properties as one of the most highly respected privately held commercial real estate firms in the San Francisco Bay Area.

The company’s website, identity, newsletters, building signage, multi-media presentations, broker marketing, public relations, and tenant communications is a result of his professional expertise. What’s more, he continues to bring innovative solutions to the operations of the company to help manage the information to the various constituencies and markets while streamlining the business of doing business.

Tony is a talented young man whose knowledge of real estate is widely appreciated as he takes a more active role in the company’s construction and future planning.

Property Manager

Jim Zanotti

Jim Zanotti is the definitive Property Manager. He brings 25 years of experience to the job with training and education that is continually being updated. Jim’s commitment is making sure every detail, each tenant and all company properties are aligned, in synch and are well maintained.

Jim began his career as a licensed real estate agent after graduating with a BA degree in Social Sciences from San Diego State University. His work eventually led him to Three Sister’s Ranch Enterprises, the Black Mountain Spring Water company’s family-owned real estate division. It was there he became intricately involved in the selection, purchasing, improving and managing of residential and commercial real estate.

The family’s holdings expanded during the booming real estate market of the 1990’s, under Jim’s supervision. When leases were negotiated, tenant improvements made, property inspections performed and purchases executed, he was the glue that kept the operation together.

Jim’s responsibilities today are even more demanding for the property holdings as geographic challenges require more sophisticated monitoring and management. IRC 1031 exchanges, multi-use contracts, municipal codes and broker relations is Jim Zanotti’s world, and he not only keeps on top of it, he is ahead of the curve.

As an integral member of the Black Mountain Properties Team, Jim Zanotti is the first one on the line, the first one to be called and often the last one to go home. He is very likable with a genuine caring

Accountant / Book Keeper

John Berry

Imagine four people: A controller, an accountant, a bookkeeper and a business manager and you’ll see only half of the hats John Berry wears everyday. He makes it look easy, and that’s the sign of a pro that knows his craft and skills perfectly.

John has practiced the art of finance and accounting since graduating from Arizona State University with a BA in accounting and marketing. His marketing orientation has also helped him contribute to the overall success of our company for he understands that numbers alone often don’t tell the whole story to investors or managers. John’s skills in accurately communicating the facts fast and thoroughly are truly an amazing talent.

His experience in mortgages, banking, property management, and preparation of a myriad of documents to satisfy the most particular CPA and attorney has been a tremendous asset for Black Mountain Properties.

His long-term tenure heading the accounting division for Three Sisters Ranch Enterprises and Faulstich Investments has proven invaluable in leveraging the flow of real estate transactions and preparing the quarterly Board of Director’s reports.

If you ask John a question, the answer, true to form, is a detailed analysis backed with statistics, tangible evidence and impeccable spreadsheets. John Berry is the man who makes sure the bottom line at Black Mountain Properties is right on the money.

Karina Lopez

Karina Lopez comes to Black Mountain Properties, LLC with over ten years of administrative experience. During her ten years in the business world she has developed strong interpersonal skills and the ability to multi-task while providing a high level of professional support services to her clients.

Karina’s wide range of administration experiences will prove to be an asset as she accepts more responsibility within the Black Mountain Properties organization. Karina has shown a passion for learning and is always eager to develop new skills where she can grow professionally.

With her good sense of humor and friendly attitude she looks forward to working with our staff as she provides a reliable resource that tenants, vendors, and colleagues can rely on. We are pleased to have her as a part of our team.
